Your preferred return is paid first, before the Manager shares in any profit. It builds each year until it is paid. The more you invest, the higher your class — and if your total investment grows past a class minimum, you move up automatically.

The fund pays out available cash in three simple steps. Members come first at every step.
Structure under the Operating Agreement. Actual amounts depend on fund performance; the 20% figure is a structural threshold (IRR hurdle), not a promised return.
Payouts come from available cash as homes sell and projects wrap up — not on a fixed schedule. The Manager may also reinvest cash to keep projects moving.
Plan to invest for at least three years. After 36 months, you may ask for your money back, and the fund completes the redemption within 12 months.
Quarterly financial statements within 45 days of each quarter, plus a Schedule K-1 for your taxes each year.
The fund is a Delaware LLC managed by REI Transactional Manager LLC. Management fee: 2% per year (paid quarterly) on contributed capital plus fund borrowings. Full terms, including risks, are in the Operating Agreement and offering documents.
